At Babcock and Robinson Inc. we will take care of everything for you. We consult you for your input, and then leverage our multiple sales channels and resources to ensure excellent tenancy rates, and great tenants. We manage both rentals and condos, and we even offer paralegal services. Scroll down for more information. 


Management Options

Option 1 - Prospective Tenant Screening

Cost: $650 + HST

  • We will provide you with a copy of our application

  • You will advertise and show the property yourself

  • Completed applications for tenant(s) will be submitted to our office and we will screen them using the following processes:

    • Credit check

    • Income verification

    • Rental references check

    • Potential Co-Signer (if required)

    • Open Room search

    • Social Media Platforms searches

  • Provide you with the approved applicant(s) composition and obtain your final approval

  • Collect the first and last month’s rent from approved applicant(s)

  • Prepare lease documents for tenant(s) to sign and include addendums as you may indicate (i.e. no smoking clause, lawn/snow clause (tenant(s) responsible), content and liability insurance, etc.)

  • You will receive a copy of the lease, prior to the tenant(s) signing, in the event changes or additions are required

  • Verify heat, hydro and water/sewer have been transferred into their name

  • Verify contents and liability insurance is in place

  • A copy of the full endorsed lease will be provided to you

Option 2 - Self Management

Cost: Last Month's rent

  • We will advertise the property on our website (www.bandrpm.com) and a variety of advertising platforms

  • We will show the property to prospective tenants

  • We will screen the applicants (See Option #1)

  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

  • You would then manage the property yourself

  • Cancellation of this service $250.00 plus HST

Option 3 - Full Management

All of the above, PLUS the following:

  • We provide a letter to your tenant(s) (if already occupied) notifying them that we are the new Property Managers and contact for them

  • We are on call 24 hours a day, 7 days a week

  • Conducting annual smoke detector and carbon monoxide detector checks (please note there is an additional fee of $50 per unit/home, upon each annual inspection, plus any repairs or replacements required to the detectors)

  • Arranging for annual furnace service to ensure proper care for it

  • Arranging grass cutting and snow removal, if applicable or vacant (not applicable for occupied single family house rentals)

  • We have a crew of contractors that we employ from general handymen, plumbers, electricians, etc. that offer us preferred pricing (large repairs/work get your approval first), however if you have someone you wish us to use, please let us know

  • You will receive a monthly statement including a Profit & Loss statement and Transaction Detail statement, together with any invoices paid during the period, AND a Yearly Profit & Loss statement summarizing all activity throughout your rental account for tax purposes

  • We will deposit your monthly rent(s) into your bank account using Electronic Funds Transfers

  • If at any point a tenant(s) in your property needs to be evicted, we would act on it right away, however if Babcock & Robinson Inc. did not place the tenant(s) in the property (ie. landlord rented it prior to our involvement), we do charge fees for any eviction documents/services

The cost for full management is 9.5% of the rent as we collect it (we don’t get paid if you don’t get paid!), plus HST.

 

If the property will be vacant when we start management, we will find you an applicant using the following processes:

  • Advertise the property on our website (www.bandrpm.com) and a variety of advertising platforms,

  • Show the property to prospective tenant(s),

  • Screen the applicants, which includes:

    • Credit check,

    • Income verification,

    • Rental references check,

    • Potential Co-Signor (if required),

    • Open Room search, and

    • Social Media Platforms searches.

  • Provide you with the approved applicant(s) composition and obtain your final approval,

  • Collect the first and last month’s rent from approved applicant(s),

  • Prepare lease documents for tenant(s) to sign and include addendums as you may indicate (i.e. no smoking clause, lawn/snow clause (tenant(s) responsible), content and liability insurance, etc.)

  • You will receive a copy of the lease, prior to the tenant(s) signing, in the event changes or additions are required,

  • Verify heat, hydro and water/sewer have been transferred into their name,

  • Verify contents and liability insurance is in place,

  • Take move in pictures prior to occupancy noting the property’s current condition,

  • Provide the tenant(s) with the keys to the property and,

  • A copy of the full endorsed lease will be provided to you.

Our fee for these services is called a “Placement Fee”, which is equal to one month’s rent.

  • We guarantee tenant(s) we place for 1 year, therefore if we have to re-rent the unit prior to the one year, there will be no fee to re-fill the unit.

  • For full management only: Moving forward, after the first time we rent out the property, our placement fee would be equal to only half a month’s rent.

  • For self management: our placement fee would be one month’s rent each time we rent out the property.

  • If a tenant(s) that we approved needs to be evicted, the paperwork preparation and court time will be of no cost to you (filing fees or a fee for hiring the Sheriff will be charged to you).

 

Note: If we have begun the advertising and showing process to fill the vacancy and you wish to cancel our services (remove the listing and no longer have us rent the unit, or you find a tenant outside of our services), the cancellation fee is $250.00 plus HST.
