Full service from start to finish

 
  • Using both modern and traditional marketing channels we will find you a suitable tenant
  • We will take care of rent collection, as well as any filed legal work that pertains to non-payment issues.
  • We will handle and successfully resolve any tenant issues that arise, providing you with a complete report.
  • We will research prices and craftsmanship, and successfully hire the best person for any repair and maintenance work that you deem necessary.
  • We will provide ongoing support, using your input to ensure your properties stay rented.

 

 

Management options

Option 1 - Prospective Tenant Screening

Cost: $450+HST

  • We will provide you with a copy of our application
  • You will advertise and show the property yourself
  • Completed applications for tenants will be brought to our office and we will screen them.  This includes:
    • Credit check
    • Income verification
    • Rental references check
    • Collecting the first and last month’s rent from approved applicant
    • Have them sign our lease
    • Verify heat and hydro has been transferred into their name
  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you
  • You would then manage the property yourself

Option 2 - Self management

Cost: Last Month's rent

  • We will advertise the property
  • We will show the property to prospective tenants
  • We will screen the applicants (See Option #1)
  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you
  • You would then manage the property yourself

Option 3 - Full management

First, we will find a tenant:

  • We will advertise and show the property
  • We will screen the applicants. This includes:
    • Credit check
    • Income verification
    • Rental references check
    • Collecting the first and last month’s rent from approved applicant
    • Have them sign our lease
    • Verify heat and hydro has been transferred into their name
  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you
  • The cost for this option is the last month’s rent

Then, we will manage the property on your behalf. This includes:

  • We provide a letter to your tenants (if already occupied) notifying them that we are the new Landlord and contact for them
  • We are on call 24 hours a day
  • Arranging grass cutting and snow removal if applicable (not applicable for full house rentals)
  • Arranging for annual furnace service to ensure proper care for it
  • We have a crew of contractors that we employ from general handymen, plumbers, electricians etc. that offer us preferred pricing (Large repairs/work get your approval first)
  • If the tenant vacates with the appropriate notice then for us to fill the property again we would only charge ½ a month’s rent
  • If at any point a tenant in your property needs to be evicted, then as licensed paralegals we would act on it right away
  • If a tenant that we approved needs to be evicted then our court time as paralegals will be of no cost to you (filing fees or a fee for hiring the Sheriff will be charged to you)
  • We guarantee tenants we place for 1 year
  • The cost for full management is 8% of the rent as we collect it

The owner of Babcock & Robinson, Robert E. Babcock, has the designation of “Registered Condominium Manager” (RCM) from the Association of Condominium Managers of Ontario which is the highest level of accreditation obtainable in Ontario pertaining to training and education.

 

 

Helping landlords with the law

 

Babcock and Robinson employs three paralegals licensed through the Law Society of Upper Canada.  Speaking with one of our paralegals can help landlords understand their rights and responsibilities under the Residential Tenancy Act.

We can help landlords with anything, from properly filling out forms and applications to full representation at the Landlord and Tenant Board.

Our licensed paralegals can assist with tenant problems such as, non-payment of rent, interference with reasonable enjoyment, illegal acts, etc.
